I've decided to make my own thread with no disrespect to Solidcal! I'll have this filled out soon but I'll give you a very rough sample there's a lot to cover and I'll find it all.
This post will be ordered as a timeline, I'll refer to some builds by general name but mostly it'll be based on time frames.

The first articles / rumors directly related to Dead Rising 2 was a rumor that was reported on by Kotaku from EGM (Electronic Gaming Monthly) considering the setting of the game

Here's the important takeaways, "One of the biggest unconfirmed stories is that Capcom is indeed readying a sequel to Xbox 360 zombie fest Dead Rising. A Western developer is rumored to have taken the development reins, one based in the Los Angeles area."
it's obvious that insiders knew that the game wouldn't be developed by Japanese developers, but the locations were wrong it should've been in Vancouver. Watching "The Making Of Dead Rising 2" included with the Zombrex and Outbreak Editions it mentions that there was communication between many different studios so it's possible that it was partially worked on in LA but unconfirmed at this time.

They had inside information but from a different source, this time they were right about who was developing the game saying "development duties are being shifted stateside, specifically at Vancouver-area third-party Blue Castle Games... you may remember Blue Castle from its work on The Bigs for 2K Sports."
It mentions interviews with blue castle staff, but I was unable to find these. At this point they only said it's one of the most sought after projects in Vancouver and that they were working on Stadiums, City Streets, Weapons, and Vehicles

It'd be almost 4 full months since the last mention of Dead Rising 2, but Kotaku was back again with important information from a private source. (Dead Rising 2 Set in Vegas?) (Kotaku) (07-09-08)
Once again they mention that Blue Castle Games would be working on Dead Rising 2 but they also mention that the game will take place in Vegas, considering the final games setting, it's not too far off.
The author got what he asked for in the end too "...Zombie Hookers in Dead Rising 2!"

The true date of this leak is hard to pin down, so instead we'll go by the production date. This was the first footage of Dead Rising 2, almost 2 full years before release. Watch it here: #1 #2 #3 #4 #5 (multiple mirrors)
There's a lot to cover here, I haven't gotten around to translating the title card but I plan on making an in-depth analysis video of this trailer where I'll break down everything.
After the title card and countdown, the narrator talks about what happened at Willamette while showing flashbacks to the game.
The first black screen text translated to Necrosis or People's Disease. Necrosis is defined as "Death of cells through injury or disease, especially in a localized area of a tissue or organ."
Another voice says "Shit! It's happening again, a zombie outbreak..."
Next they show a fake Wikipedia page for Zombrex and art of it, while describing it's effectiveness.
The next black screen translated to "Parasitic Disease" and "Zombie" and one mentions "every 24 hours"
Art was used from Fran Gaulin who worked on the games environmental art. I'll link the arts at the end.
The next black screen says "Complete Cure is not possible" and the text page mentions "varies from person to person... almost completely effective... injected by sub cutaneous... Halting development of the parasite..."
Then the words "Ampulex compressa" appear, this is the scientific name of the Emerald Cockroach Wasp. It's wiki description is interesting too.
"It is known for its unusual reproductive behavior, which involves stinging a cockroach and using it as a host for its larvae. It thus belongs to the entomophagous parasites."
More text reads "wasp larvae parasites in the... by the... fully to the disease" Zombrex is written over top all the text.
They then show F.G's concept art for the riverqueen, with the text "A Variety Of Lavish Casinos!" HD version available here: ArtStation
The striped screen says "Infection" and we see a very weird shot of zombies walking down a road with double yellow lines. No section of pre-release or retail resembles this except the fortune strip.
Another section is shown which resembles Al Fresca Plaza from Dead Rising, it could've been an early food court.
The next plaza is MOST LIKELY the Americana Casino, it's the only area in final that uses both the black tiles (smaller) and red carpets. It was also mentioned that Americana was the first area they worked on based on SymetryDesigns Archive or R.Stayer.
The player character wears what looks like a pink tee shirt, while crushing zombies in a red ramsterball.
There's another concept but it's hard to make it out, it looks like it's most likely the concept art for Atlanticus or Atlantis Casino (Early Atlantica) it says "and Stage Shows with Thrills and Excitement"
An early version of the Show Girl Zombie can be see with a gold headdress compared to the white / crystal one in retail.
The next concept art says "You'll be able to leave your cares behind." This area is completely unknown.
"Come and Experience the entertainment Capital of your dreams." With an early picture of the South Plaza / riverqueen.
I couldn't translate the next part but interestingly there's another outside shot and it looks like the street was connect to the fortune exterior in link #5 at 0:58 there's 3 frames where a sidewalk with a red curb and an entrance to a building with gold doors.
There's another shot of the street but here the curbs look way taller for some reason. Assuming it was real models, it seems like there's a second intersecting street.

(Capcom says Dead Rising 2 talk a “mistranslation”) Capcom claimed that the quote from Keiji Inafune was a mistranslation, and all they were willing to say about it was that
"Dead Rising was a huge success for us and is obviously the kind of game we’d like to continue to make... However, at the moment we have made no official announcement regarding a sequel. As the source is Famitsu, I can only suggest that it was a mistranslation."

IGN announces that Dead Rising 2 will have multiplayer based on comments made by Blue Castle Games Product Manager - Laura Scholl. (GDC 09: Dead Rising 2 Multiplayer Confirmed)
On the topic of numbers they said "Dead Rising 2 will frequently track at least 800 separate clothing textures...players could experience as many as 6000 characters onscreen during multiplayer sessions."
To their credit retail has somewhere between 300 - 500 clothing textures for chuck but it wasn't clarified if the 800 number includes zombies, npcs, bosses etc.
MTV Multiplayer also covered this, the takeaway being "The software is helping the makers of this zombies-in-a-casino action game to present a large number of characters without losing graphical quality and without having to take shortcuts that would put the game’s zombies in a small number of outfits."

VG 24/7 picks up the same story IGN posted, except they mention that Laura Scholl "Blue Castle’s Izmeth Siddeek apparently said that that he wants a mere 6,000 zombies on screen at once in Dead Rising 2... Dead Rising 2 deals with the rendering of the greatest number of characters ever seen in a video game."

The exact release date of this trailer is hard to pin down but I'll update it when I find better proof. IGN #1 #2 #3 (mirrors of the same video)
They would go on to show this at Captivate '09 in the Monte Carlo, Las Vegas, but I'll get back to that later.
Capcom released a new trailer which IGN dubbed "Chainsaw Trailer" but it's more commonly referred to as the "Debut Trailer"
It shares a lot of similarities to the leaked trailer like the intro static, sounds and flashbacks to Dead Rising.
The line "To repeat, this area will be completely sealed off within 72 hours. This is not a test." gets reused at 0:30 (on link #1)
The blue belle and early Atlantica casino are shown, but were removed or changed for unknown reasons.
This trailer has a lot going on so for simplicity sake I won't point out every detail but the entire fortune strip looked different in this trailer.
It was also the first time they used his official name "Chuck Greene".
The casino interiors are unknow but it seems like Antoines was in the South Plaza. This trailer also reuses a lot of sounds and music from Dead Rising.
Unfortunately the "Pawned" pawn shops were also changed and became stores that were converted into pawn shops instead for example the pawn shop in Royal Flush Plaza was a loan business.
They tell us facts about him, one revealing that he's a father, likes sports and is a handyman. This is where we get to see our first combo weapon, the Paddlesaw!
It ends with the big reveal that he can also attach weapons to bikes and ride them for massive kill counts.
-Tuesday April 21st, 2009-
VG 24/7 reported that the first gameplay of Dead Rising 2 aired in Tokyo, based on their description it's referring to the Debut Trailer but it's not 100% confirmed.
They mention a movie of Dead Rising 2 for XBLA which doesn't make any sense, but it's possible it was talking about either Case Zero or the movie / shows made for Dead Rising at the same time.

IGN covered this trailer and had some false info attached. (Dead Rising 2 Update)
They claimed the game would have less loading times, and that zombies bodies would remain on the ground until you reached a certain distance. 50/50 on those claims.
Keiji Inafune also claimed that the game was 50% done, which is possible based on the gameplay but for environments the most they could've had at this time were "South Plaza", Americana Casino, North Fortune Strip and Royal Flush.
If the game really was 50% that revealed it's release time right? First or Second Quarter of 2010? Well, no.

IGN reports that Chuck is a father and that he has a daughter. They also say that photography won't be back. (Dead Rising 2 First Look)
Unfortunately they played a test of it but I have no footage or screenshots to accompany this.
They mention having access to weapons like the roulette wheel, chair, baseball bat, moose head, chainsaw, paddlesaw, slicicle, I.E.D, and some others not mentioned.
They also bring this up again "Dead Rising 2 will offer over 7,000 zombies on screen at one time." and "For the sequel, the bodies won't disappear until you leave the area."
Weapon strafing and aiming was known and also the procedural slicing. (Zombies are cut where the sword impacts)
Multiplayer was finally confirmed as well as an in-game economy which at this point was still a mystery as to what it'd be used for.

The exact release date of this trailer is hard to pin down but I'll update it when I find better proof. IGN #1 #2 #3 (mirrors of the same video)
They would go on to show this at Captivate '09 in the Monte Carlo, Las Vegas, but I'll get back to that later.
Capcom released a new trailer which IGN dubbed "Chainsaw Trailer" but it's more commonly referred to as the "Debut Trailer"
It shares a lot of similarities to the leaked trailer like the intro static, sounds and flashbacks to Dead Rising.
The line "To repeat, this area will be completely sealed off within 72 hours. This is not a test." gets reused at 0:30 (on link #1)
The blue belle and early Atlantica casino are shown, but were removed or changed for unknown reasons.
This trailer has a lot going on so for simplicity sake I won't point out every detail but the entire fortune strip looked different in this trailer.
It was also the first time they used his official name "Chuck Greene".
The casino interiors are unknow but it seems like Antoines was in the South Plaza. This trailer also reuses a lot of sounds and music from Dead Rising.
Unfortunately the "Pawned" pawn shops were also changed and became stores that were converted into pawn shops instead for example the pawn shop in Royal Flush Plaza was a loan business.
They tell us facts about him, one revealing that he's a father, likes sports and is a handyman. This is where we get to see our first combo weapon, the Paddlesaw!
It ends with the big reveal that he can also attach weapons to bikes and ride them for massive kill counts.
-Tuesday April 21st, 2009-
VG 24/7 reported that the first gameplay of Dead Rising 2 aired in Tokyo, based on their description it's referring to the Debut Trailer but it's not 100% confirmed.
They mention a movie of Dead Rising 2 for XBLA which doesn't make any sense, but it's possible it was talking about either Case Zero or the movie / shows made for Dead Rising at the same time.

-Wednesday April 22nd, 2009-
IGN covered this trailer and had some false info attached. (Dead Rising 2 Update)
They claimed the game would have less loading times, and that zombies bodies would remain on the ground until you reached a certain distance. 50/50 on those claims.
Keiji Inafune also claimed that the game was 50% done, which is possible based on the gameplay but for environments the most they could've had at this time were "South Plaza", Americana Casino, North Fortune Strip and Royal Flush.
If the game really was 50% that revealed it's release time right? First or Second Quarter of 2010? Well, no.
-Tuesday April 28th, 2009-
IGN reports that Chuck is a father and that he has a daughter. They also say that photography won't be back. (Dead Rising 2 First Look)
Unfortunately they played a test of it but I have no footage or screenshots to accompany this.
They mention having access to weapons like the roulette wheel, chair, baseball bat, moose head, chainsaw, paddlesaw, slicicle, I.E.D, and some others not mentioned.
They also bring this up again "Dead Rising 2 will offer over 7,000 zombies on screen at one time." and "For the sequel, the bodies won't disappear until you leave the area."
Weapon strafing and aiming was known and also the procedural slicing. (Zombies are cut where the sword impacts)
Multiplayer was finally confirmed as well as an in-game economy which at this point was still a mystery as to what it'd be used for.
